First, try to remove all the extraneous household items that don’t facilitate making stuff. In a perfect world, you wouldn’t have to dig past kids bikes or empty luggage to get to your paint supplies. In the real world though, storage is hard to come by, so you’ll have to give a little to get a little. Consider a line of demarcation in your garage to separate “household” from “workshop.” If you don’t have enough room, consider a smaller-space workbench, or rent off-site storage. You could even build a shed for more covered storage.

Above all, remember that all of these elements can form part of your negotiation. Unless you are pursuing a highly desired space in a hot rental market, there is usually a point of leverage available to you in every lease negotiation. When it comes to getting the best possible deal in these situations, you’ll want to seek quality professional advice, this will normally include a broker and real estate lawyer.

Well, all these years we’ve always planned on this being a nice little workshop, and now’s the time that we’re about to remove all of this and create a nice realistic, practical workshop. Not a TV workshop that just looks good, but one that will be perfect for us to use for some of the projects we have on the show, and again it will be used by our construction company for some of the projects they have.

I was considering finding some tyvek house wrap or something to go around the walls in addition to a plastic vapor barrier under the floor, but it sounds like that is not going to be necessary. I was also thinking I'd try to find a window AC unit to use like you did. I like how you mounted yours up high.
We first obtained legal permission from Hasbro [which originally developed the Transformer toy line back in the 1980s] to build it late in 2015. I also had to obtain my commercial driver’s license (CDL), so I spent a few months learning how to drive a truck while simultaneously spending the winter of 2015-16 working with Western Star to piece together on paper a vehicle that mirrored the Optimus Prime truck. Once the factory delivered the truck in April 2016, we got to work on the customization and fabrication right away. It was roadworthy again by October 2016. So the entire process from start to finish was about a year.
State Parks/Developed Campgrounds. I have found that the Taiwanese tools have come a long way in the past 20 years. I purchased the King KC-80FX 8-inch jointer, with lever adjust parallelo­gram tables. The system arrived in a good state of tune, and the well-written manual includes a full parts list and exploded parts diagrams. The tables were extremely heavy; more about getting things down the stairs later. The jointer is reasonably priced, it runs smoothly and it is well made.
Garage spaces are usually not insulated, and garage doors on most homes have very poor insulation. That means it’ll inevitably be super hot and stuffy in the summer, and freezing cold in the winter. To be comfortable in your workshop you’ll need to take the extra step to insulate your garage and set up some space heaters, and some portable floor or window AC units. Having to wear a heavy coat while you work will impede your DIY efforts and nobody likes working in a sauna.

Let’s face it, one of the most significant costs of your shop will be its foundation. While you’re at it, what about adding space above your shop? There may be regulations preventing you from building living space above your shop if it is in an urban setting or in an outbuilding, but there may be some flex­ibility depending on where you live. It is in the municipality’s interests to encourage infill housing that uses existing infra­structure. At a minimum, think about including attic trusses to create some space above your shop for drying lumber or storing equipment. Access could be from simple pull-down attic stairs or from the exterior if you don’t want to lose floor space to a stair or ladder. If you’re creating an addition to your house, you may be able to add a couple of rooms you’ve always wanted, such as a family room, office or in-law suite.

Instead of permanently mounting my 6-in. vise to a work-bench, I attached it to scrap plywood so I can clamp it wherever I need it. Stack two pieces of 3/4-in. plywood and screw them together with 1-1/4 in. drywall screws. Mark the vise-mounting holes on the plywood and drill 3/4-in. guide holes through both pieces. Recess the nut by drilling through the bottom sheet with a 1-in. spade bit using the 3/4-in. hole as a guide. Fasten the vise to the plywood with bolts sized to match the vise-mounting holes. Well I think I’ll have plenty of light once we get all of 24 bulbs in place. I’m really glad I saved those old fixtures. Hey another thing we’re reusing, and I’m really glad I saved, is these old cabinets that we took out of a kitchen renovation a couple of years ago. This will be perfect to serve as our base cabinets so that we can build our sturdy countertop on this side of the shop.
I don’t own a dog, but I have taken my buddy’s two dogs out with us to the trailhead at least. Not sure that I have great recommendations for how you would go about living in the truck with your dog. All we really did was lower the large wooden deck to the bottom position, throw down some soft doggy beds and pillows, then cover it all with a giant blanket which also covered like the side bins to keep dog hair from getting all over. It was nice and cozy for the dogs while driving down the road. Then we just put packs and other gear on/in the side bins. We used some big metal clamps to secure the blanket to the side bins and keep it from falling down or sliding around. I would think avoiding any carpeting would be a good bet, just go with blankets and things than can be taken out, cleaned, and you can sweep out the back.
