There are many types of commercial leases and many types of commercial spaces. Leases include full service leases, net leases, and modified gross leases. These leases help tenants rent out office spaces, retail and restaurant locations, as well as industrial spaces.

I will also typically secure those sorts of items under my locked platform if I am gone for a few days in the backcountry, because in reality I could probably care less if someone broke in and stole my box of food, versus someone who stole my clothes or expensive down jackets, which would be much more problematic (and costly) to replace on the road.

A large table saw just isn't a feasible fit in most small shops. But you should be able to get away with at least a portable table saw. Never mind veteran woodworkers who might look down on these compact tools–they're well-suited for many of the smaller ripping and crosscutting operations you'll need to perform. I like how you thought out the lighting for you shop. I have 6ea.6 tube T-8s but find 6500K bulbs but find lighting for filming is not that good, seems dark to me I use a Canon T3i its a decent camera I do have a row of windows in a 16′ garage door and aman door with a window on one end and a small window at the other end of my shop. Any idea what the issue may be?Could I still be getting too much light?
Our Advice: Plan for aisle and display pathways of at least three feet, six inches wide, without obstructions. Then, once your fixtures and displays are in place, further test your store’s pathways by rolling a large baby stroller throughout your store. If you can easily navigate all traffic pathways, your customers should enjoy a comfortable browsing experience.

You can also make your store comfortable by incorporating a waiting area with comfy seats and benches to encourage customers to spend more time in your store. This is especially helpful for shoppers accompanied by someone who isn't interested in making a purchase. But keep the seats or benches facing the merchandise so that they're still top of mind for those lounging around in your store.  

“Your sales floor is a living, breathing entity that needs to change—frequently—in order to flourish. It’s the retailer’s job to make that happen. If your store is filled with the latest and greatest products, but your sales are in a rut, it could be because your customers are bored. They come to your store not just to buy; they come for ideas and inspiration. And they come to be entertained—even when they don’t buy anything, that experience is what brings them back.”
Other than that, you can’t have too much light — especially north light! — and you want accommodations for all the electricity you can imagine. Ceiling fans are a must. A good dust collection system is good, too. Don’t forget to plumb in for compressed air. Do NOT use hard PVC water pipe for compressed air — ever. If/when it breaks or ruptures, it explodes into tiny sharp glass-like shards. I know firsthand. I’ll tell you about it some other time. Think balloon popping!
A loop floor plan, sometimes called a racetrack layout, creates the most guided shopping experience of the three. A loop store layout features a defined pathway throughout the store, which exposes customers to every item on display. Bed, Bath & Beyond stores are good examples of a loop floor plan. Loop floor plans work very well with zone merchandising tactics, too, which we discuss in detail below.
Lastly, and perhaps most importantly, your size should make you lean. Every single aspect of your store or restaurant can be tweaked and optimized to ensure more and more customers are coming through the door. As you experiment with strategies on Facebook or Twitter, introduce a new email marketing techniques, or simply erect new signage outside of your store, you have the chance to measure your success and react quickly to failure.
I bought an energy-saving outlet strip for my TV and its components. One outlet controls several other outlets on the strip, so when I turn off my TV, the adjacent controlled outlets for my VCR, DVD player and receiver sense that no current is going to the TV anymore, and those outlets shut off. My wife and I have just bought a block and will be building a new house – as part of this will be the building of the “shed” – which is really a workshop as I am a very keen Woodworker (I have most of the toys!!). My question is – Leaving money aside “Is a brick or metal shed better – especially in regards to moisture, inside temperature (heating and cooling), noise etc”? Any other suggestions would also be appreciated – eg lining the structure, power needs, lighting, etc. I appreciate your expert opinion. – Ivan Banks
I’ve been living out of my Mazda 3—not the hatchback version!— for over two years now. I love the gas savings (standard transmission; I can get up to 40mpg) and the ease of getting around places. I don’t love that I can’t lay flat (hurts the back) and that organization is tricky. However, there are certainly ways to make it work. Ryan linked to one article and there are two others that shed light on some important aspects when going on a long road trip like this.
If you want to hit the road as soon as possible, then a Class B/C RV camper is a great option to consider. These vehicles are typically move-in ready, and barring any mechanical issues shouldn’t need much customizing before hitting the road. Class B campers (aka “campervans”) are built inside a van body, while Class C campers have a custom body built on a van cab/chassis.

Begin by cutting off a 10-in. length of the board and setting it aside. Rip the remaining 38-in. board to 6 in. wide and cut five evenly spaced saw kerfs 5/8 in. deep along one face. Crosscut the slotted board into four 9-in. pieces and glue them into a block, being careful not to slop glue into the saw kerfs (you can clean them out with a knife before the glue dries). Saw a 15-degree angle on one end and screw the plywood piece under the angled end of the block.
I framed and sheathed each wall individually and then stood them up with the help of long 2x4 braces.  My neighbor let me borrow his framing nailer, which made things go much faster.  I added a second cap of 2x4 on the top to make the walls a little more rigid.  I then laminated 4 2x4's to construct a ridgeboard.  I nailed in some temporary 2x4 supports and had a friend help lift it into final position.  Once all of the rafters are cut and nailed into place, the supports were removed.
We exhausted our entire life savings on this project and entered into a lot of debt at the same time. And now it’s the ongoing maintenance, repairs, insurance, and upkeep on this rig that make it almost impossible for us to keep it on the road. This is where I’m hoping to get that “let’s sponsor you to travel across America and meet the fans” call from Hasbro or Paramount one day soon.
We all know that we’re not supposed to judge a book by its cover. The truth is however, that it’s human nature to judge based on appearance. Though most of the time, despite our good intentions, it happens unconsciously. As consumers we make incredibly quick decisions about the businesses we choose or choose not to frequent. As we enter a location we take in the signage, the windows, and the product displays. And with the blink of an eye we determine a dozen different factors. Is this location trustworthy, clean, and friendly? Is the staff likely to treat me well? Will the products be to my liking? Will I find what I need and complete my purchase quickly? Can I even afford to shop here? And, perhaps most importantly: Is there something unique about this place?
Does it motivate you? This is a tricky one because sometimes we have to do the work that we don't want to do to become successful. On the other hand, if it doesn't motivate you, you just literally wasted your time writing it down because you wont complete it. Consider your skill set and desire to want to work on that goal to help you eliminate goals (because you can't do everything). 
While an electric miter saw is a convenience, it is not necessary to do good work.  A quality electric miter saw will run around $150-$200, that by itself would destroy our budget.  A hand saw with a miter box does the job just as well at a fraction of the price.  This highly rated Stanley version for ~$60 should get the job done, albeit with a bit more elbow grease.
Right before you start your small business, everyone has a dream setup for their small business in their head, along with a laundry list of amazing features. It’s probably large and full of natural light, opposite from a park, and filled with beautiful details like a long solid oak counter and a little bell over the door. There’s absolutely nothing wrong with these aspirations. In fact, it’s vital to have a clear vision of what you’re working towards. It can, however become a problem if you let the perfect business location become a barrier to opening your doors in the first place.

These usually cost little or nothing to join and should give you a fair idea of whether there is any broader interest in your craft. What better way to jump into craft retailing? Sadly, that’s most of my power tools and shop accessories, but it’s a growing collection. Compared to all the money I’ve wasted on small electronics and computer junk in the past, I’d say this has been, and will continue to be, a much better investment. I just wish I had come to that realization back in college, when I was probably spending $500-$1000+ a year upgrading my computer.

That price would be hard to match, but it is possible to find a hybrid or used cabinet saw with a high-quality fence for $600 to $1,200. Some of them will run on 120v household current, meaning you won’t have to rewire your shop for 240v service, but be sure to check for compatibility before you buy.
