The first step in choosing a business location has little to do with site evaluation. It’s about understanding who your customers are. What kind of people are they? When and where do they work? How do they spend their free time and extra capital? Get to know your potential customers and you’ll have a far better chance of finding both a site and a property that they’ll want to frequent. Once you know who they are, you need to ask yourself if there are enough members of this target demographic near your intended storefront location. If so, what time of day they are most likely to be near your storefront? And, will it be quick and convenient for them to stop in?
So after 14 years in our previous location, my company moved to a new shop last month. My shop went from 1600sqft split into 2 bays with the kitchen in between to a contiguous 2950 sqft. Still don't know why the the office portion needed to grow by the same percentage when there were already 10 empty cubes at the old office, but thats an argument for another day. The boss got his 500 sqft office so he is happy.
Right before you start your small business, everyone has a dream setup for their small business in their head, along with a laundry list of amazing features. It’s probably large and full of natural light, opposite from a park, and filled with beautiful details like a long solid oak counter and a little bell over the door. There’s absolutely nothing wrong with these aspirations. In fact, it’s vital to have a clear vision of what you’re working towards. It can, however become a problem if you let the perfect business location become a barrier to opening your doors in the first place.
If you choose to hire a draftsperson or architect, they may charge you based on the square footage of the area you are proposing, by an hourly rate for their time or as a percentage of the cost of the structure. Costs of building permits will be a percentage of the estimated cost of the structure you are proposing (e.g., $15 permit fee per $1000 or 1.5 percent), or a cost-per-square foot depending on your municipality (e.g., $1.20 per square foot). Design work and permits will both differ depending on the part of the country in which you will be building, so ask the questions as you move ahead. One of the costs that is often overlooked in planning is the increase in annual property tax you will pay once your improved property has been reassessed.
We don't have a Dometic CFX-50 in our van, but we wish we had gotten one for our build. This is a great little fridge that many vanlifers happily own. It’s rugged and durable, and it keeps your food cold for less money than many of the other fridges out there. It also has a nifty side-open lid, which makes it a lot easier to open with a lower clearance.
You’ll want to consider your insurance needs both in terms of the potential frequency of claims against you and the size of the potential liability. You’re also going to want to think carefully about your assets and what you can and cannot afford to lose. A good rule of thumb is to always buy insurance if you can’t absorb the loss of a particular asset without dramatic effect.
Nice video Marc. I did enjoy seeing the details of the construction process. Since becoming a homeowner and a woodworker (something that happened literally at the same time) I have become fascinated with anything having to do with the process of building and finishing and all the details in between. I thought of an off the wall question while watching this video and that is do you write yourself any kind of script for any of your monologues and/or narrating or do you just have a general idea of what you want to say and wing it?
The on the go mode is ideal for when I’m just driving all day and need to pull over and get some rest, be it in a parking lot, a residential cul-de-suc, or wherever. I usually toss a couple of items in the cab of my truck and crawl into the “coffin” sleeping arrangement for a quick night’s rest, but I can also crawl in without placing anything in the cab.
