To avoid buyer’s block, define the core characteristics you absolutely need in your business. Write them down in a prioritized list ranked from ‘deal breaker’ to ‘would be nice to have.’ Now cross off the bottom five and focus only on the ones that are left. The subfloor provides a stable layer - basically a sheet of plywood - for your floor to sit on. You’ll see a lot of van build videos on Youtube showing a ¾” subfloor, but that thickness just isn’t necessary in a van. The thicker the subfloor, the higher the cost and weight, and the more valuable interior space it takes away. We recommend using ¼” plywood for your subfloor, which is plenty thick enough for a van.

The purchase price of an existing business is often calculated as three to five times the net annual revenue, so you’ll want to take that figure into account before you make an offer.

Boy you guys are spoiled, lol. There will always be at least some echo in the shop. I wouldn’t judge the acoustics based on this video though since the shop was still being put together at the time. No cabinets and no floor tiles, so the echo is to be expected. By the time the cabinets are in and I get some nice rubber floor tiles in place, the sound should be at least to the level of the old shop if not better. Right now though, my priority is on building a bed and I do consider the current sound to be “acceptable” for web videos. I’ll focus on tweaking things when I finally get some spare time. Considering adding some acoustic tiles to the ceiling.

Just stumbled across your article and it’s right on time as I am about to launch a special events venue (ballrooms, meeting rooms, outside garden area, outsourced caterer, etc). Not sure what type of zoning this business falls under. I read that zones are usually for office, retail, industrial and leisure. Any idea what type of zone I should be looking for? Once I had the walls completely filled in and trimmed out, I built my doors. I clamped them in place each day until after I painted. Then I installed the hinges and hardware. I decided to change my original plan of building a hinged 4 foot door. I was worried that the weight of it would cause it to sag over time. I had also decided at this point to install a small unused AC in the back wall. I thought that by keeping one of the doors closed, I could keep more cold air in during the hot summers.
Concrete garage floors can work as a workshop surface, but over time they stain and you’ll end up tracking a lot of dust and dirt into your home. An epoxy floor finish is easier to clean and can also provide extra grip. For a softer surface that will help your joints when standing a long time, check out those restaurant grade rubber floor mats or some durable options that include garage floor tile.
Ultimately, I did this to inspire my son. I want him to look at what I have done as a father and be proud. In as much as I am a clamp freak, I needed some way to organize clamps without spending a mint on brackets. In our previous house we had a number of glass shelves –which I didn’t plan to put up here. But, the brackets were great – I laid in two tracks next to each other, then took a pair of the shelf brackets, cut a piece of 9/16 x 9/16 x 3 inch pieces of wood – put the wood between the brackets, shrunk wrapped around the brackets and wood, and came up with some really stable clamp hangers.
If your shop will be attached to your house or another structure, it will likely need to match its foundation, tying the two structures together so that one does not structurally stress the other if they shift differently. That may dictate a poured concrete or concrete block foundation. Regardless of your foundation type, a cold concrete floor will sap energy away from the rest of the structure if you are not careful, so think about how to insulate it well before you build.
The primary investment of any garage workshop are the tools. Protect your investment with a high quality tool chest that is neatly organized and (if needed) lockable. Look for smooth rolling ball-bearing drawers, and if you’re buying used, beware of rust and dirt that could corrode your tools. We recommend installing drawer mats to keep your tools from sliding around. They also give your tools a softer cushion to rest in.
Lastly, and perhaps most importantly, your size should make you lean. Every single aspect of your store or restaurant can be tweaked and optimized to ensure more and more customers are coming through the door. Well, I hate pegboard, pegboard’s in every shop, people use the heck out of it. And what I wanted to do was start moving the tools in, get a few of them in and then maybe just build some little racks for the screwdrivers and a few of the things like that. But things that are like categories – like a drill, drill bits – just let the drill bits be right here. Certain things maybe that you don’t use all the time, hole saws or maybe brass for something like that, can go down in other drawers.
Let’s face it, one of the most significant costs of your shop will be its foundation. While you’re at it, what about adding space above your shop? There may be regulations preventing you from building living space above your shop if it is in an urban setting or in an outbuilding, but there may be some flexibility depending on where you live. It is in the municipality’s interests to encourage infill housing that uses existing infrastructure. At a minimum, think about including attic trusses to create some space above your shop for drying lumber or storing equipment. Access could be from simple pull-down attic stairs or from the exterior if you don’t want to lose floor space to a stair or ladder. If you’re creating an addition to your house, you may be able to add a couple of rooms you’ve always wanted, such as a family room, office or in-law suite.
As far as the batten, your actual question..haha. There has not been any moisture or rain make its way through. However, I did caulk all of those joints before I painted. I also made sure I primed all the exposed edges, especially the bottoms of the osb sheeting. You could probably put some pvc j channel along the bottom to prevent rain splash from absorbing up into the end grain. Just make sure you give a way to drain any water that makes it in the j channel. Does that make sense?

A good starting point here is to write down two or three keywords that you think define your brand and then allow all your design choices to be guided by those words. For example, a local cheese shop could be organic, artisanal, and authentic; a wine bar could be sophisticated, 1920s, French; or a local specialty food store could be gourmet, helpful, natural.
This is a great project if you carefully consider your needs first. I left out the vise and tracks, but had no problem hand picking good 2x4 stock at the big box stores. I did use maple on the top sides in case I ever decided to add tracks, but it was not a budget buster by any means. The cabinet and drawers were a first for me and a great learning experience. I also added retractable casters so I can easily move the workbench around my shop. Love the workbench!
