When Julie Owen bought Cocobolo Interiors in 2008, she set about adding more contemporary items to the Armonk, N.Y., shop. But with only 3,000 square feet, she struggled to figure out where to put her expanding line of furniture, lighting fixtures and accessories. Her solution: create sections within the shop and arrange the furniture the way customers might imagine it at home, using low bookcases and folding screens as dividers.
The on the go mode is ideal for when I’m just driving all day and need to pull over and get some rest, be it in a parking lot, a residential cul-de-suc, or wherever. I usually toss a couple of items in the cab of my truck and crawl into the “coffin” sleeping arrangement for a quick night’s rest, but I can also crawl in without placing anything in the cab.
Make sure to run ground wires wrapped around all lengths of flexible exhaust hose to prevent static build up, which can spark and potentially ignite. I chose the King 1.5 HP dust collector, with a 115 volt motor, so I did not need special wir­ing for it. A shop vac is a must, as well, used to vacuum out machinery, and to remove dust from furniture prior to fin­ishing. Finally, an air filtration system was installed to clear the air of tiny airborne particles. The King KAC 650 unit I installed does a nice job, has a remote control, and a program­mable delay – I usually have the air cleaner run for a timed two hours when I leave the shop.
Once you’ve considered your commercial property options and their associated leases, it’s time to choose one or more commercial spaces and negotiate the leases. When formally entering into a commercial lease negotiation process, you’ll want to start by requesting the terms in writing. This request can come from you or your broker and is supplied by the landlord’s broker.
Nicole and I decided not to go public with the cost of the build. Although we are very open about most things, we are a little uncomfortable about making an expenditure of this magnitude public knowledge. Furthermore, unless you live in the Phoenix area and plan on building the same size shop with the same patio and with all of the same finishing touches and labor requirements, the price isn’t all that helpful to you.
Other than that, you can’t have too much light — especially north light! — and you want accommodations for all the electricity you can imagine. Ceiling fans are a must. A good dust collection system is good, too. Don’t forget to plumb in for compressed air. Do NOT use hard PVC water pipe for compressed air — ever. If/when it breaks or ruptures, it explodes into tiny sharp glass-like shards. I know firsthand. I’ll tell you about it some other time. Think balloon popping!

We first obtained legal permission from Hasbro [which originally developed the Transformer toy line back in the 1980s] to build it late in 2015. I also had to obtain my commercial driver’s license (CDL), so I spent a few months learning how to drive a truck while simultaneously spending the winter of 2015-16 working with Western Star to piece together on paper a vehicle that mirrored the Optimus Prime truck. Once the factory delivered the truck in April 2016, we got to work on the customization and fabrication right away. It was roadworthy again by October 2016. So the entire process from start to finish was about a year.

This category includes the old Kombi bus (VW Bus), the 1980-91 Vanagon, and the newer Eurovans. Also known as Westfalias or Westies, many VW vans were converted into campers by the Westfalia Company in Germany (except for Eurovans, which were converted by Winnebago in the US).

While an electric miter saw is a convenience, it is not necessary to do good work.  A quality electric miter saw will run around $150-$200, that by itself would destroy our budget.  A hand saw with a miter box does the job just as well at a fraction of the price.  This highly rated Stanley version for ~$60 should get the job done, albeit with a bit more elbow grease.

After a year I am still arranging my MAN CAVE . Mine is 2,400 square feet with a 500 sq ft garage and 500 square for room upstairs that serves as gallery of my photos (yes I have several sins) and a conference room as well as any finished projects from the shop. Expert Tip: Banks are often reluctant to provide long-term small business funding. They prefer short-term loans that are associated with physical assets, which can then serve as collateral. Ryan, I have the same (almost) 90’s Toyota Pickup and love it! this is so helpful, and I will definitely be using this method. my main concern is that 1/2′ plywood sagging. do you notice it sags quite a bit or does it mostly hold up? my thought was to build the vertical bins a little wider, so that the plywood bed platform wouldn’t be under so much stress. the second issue im running into is wrapping my head around trying to organize and compartmentalize things appropriately. what do you typically put where so it is easy to reach and use?

I am working hard (or hardly working) on our master bathroom vanity! I spent the whole day in the garage on Monday, but it was such a mess from all the other projects I have been working on, so I spent the day cleaning and organizing instead of building. Now I have a place to build the vanity and this coming week there is nothing going on so I will also have time. I can almost smell the progress!

Again, it is the inspiration I have (hopefully) given my son. To never be afraid to try, even at the risk of failure. If you don’t have all the answers, go with the knowledge you do have and trust everything else will fall into place. I am no millionaire; I have entered into a lifetime of debt because of what I’ve done with this build. And I’m going to try and keep it on the road as long as I can. I am not getting any help from Hasbro and Paramount Pictures, so I am looking for help with sponsorships.

Woodworking can be a creative outlet, can give you a sense of mastery, and even be a way to give back to your community by donating beautiful pieces to local charities for fundraising auctions, or creating pieces that future gener­ations will inherit. Ultimately, the value of a shop might come down to the emotional and social returns that it will pay you and the people around you for years to come.

Use social media to build excitement about your grand opening and keep potential customers informed about special promotions and sales. People want to know what makes you special, so tell them why your store or restaurant will be different to what is currently available. From sharing pictures of that new fancy espresso machine or sneak peeks of your store’s interior, you can gain buy-in to your central message and build some anticipation before you even open your doors. Knowing how to to leverage key social channels is imperative to starting a success small business that will stand the test of time.
All this is why I recommend you buy the very best stuff available, even if it means going without certain tools initially. Although it wouldn’t be a disaster to spend $1000 on a whole bunch of inexpensive tools, what are you going to do when you’ve outgrown the capability of these tools and want to upgrade? You’ve now got to somehow get rid of the cheap stuff and replace it with something better. This isn’t easy and it’s always the most expensive way to go.

It’s important that you have a fundamental understanding of what is making your business successful before you decide to expand. Who are your customers and why do they enjoy what you offer? Who are your suppliers and will they be able to deliver to your new location? What are your operating costs and will they be the same in a new location? A lot of small businesses start off in the suburbs of a town before making the move to a city’s business district, only to find that unexpected additional costs are swallowing up their profits.
The first thing to understand about a business plan and financial projections is that the process of compiling them is often more important than the final product. Concrete garage floors can work as a workshop surface, but over time they stain and you’ll end up tracking a lot of dust and dirt into your home. An epoxy floor finish is easier to clean and can also provide extra grip. For a softer surface that will help your joints when standing a long time, check out those restaurant grade rubber floor mats or some durable options that include garage floor tile.
A business license gives you permission to run a business within a particular territory. Food in bear country… When I was in *real* bear country, like in the Sierras, I always kept my food and scented items in the provided bear lockers. Any of the trail heads or camping areas will have bear lockers. Other than that I never really worried about. Just kept it in the cab, yeah. But the Sierras were the only place I went with any considerable bear problems.
I looked around at many versions of Taiwanese drill presses. I ended up purchasing the Ridgid DP15501 15" drill press because I liked the way the quill stop was made, the work light, key stor­age, and the easy access to the belt change system. This machine was also on sale when I needed it, so that made it a slam dunk. Choose the one that suits you, as they’re all very similar. The table is large enough, and the distance to the column is large enough to allow you to do most anything a small shop needs. 
Amenities and Services – You’ll want to understand the full range of amenities offered by a commercial space. These amenities and services may include such things as communal rooms, free Wi-Fi, loading bays and docks, dining options, outdoor space, sewage and utilities, on-site security, and more. The zoning of your business will often dictate the type of amenities and services you require.
We have a 5-gallon clear plastic Hedpak container that our sink drains straight down into. We really like this container because it’s clear, which means we can easily see how full it is. With 5 gallons of gray water capacity, we only need to empty it every 3-4 days. Dumping is easy - just remove the tank from under the sink and pour it out into an RV dump facility or other approved area.
