Lease build-out credits – These credits represent the ability for a tenant to make leasehold improvements in their commercial space at the expense of the landlord. These expansions and improvements are necessary for the successful operation of the business. With build-out credits, landlords either offer a reduced rent, reimburse the tenants, or pay directly out of pocket.
Up until about ten years ago, if you were in the process of starting a small business and wanted to use all of the technologies listed at the start of this section, you would have needed to take out a second mortgage to cover the bill. Investing in retail technology has historically involved expensive hardware (including an in-house server), large upfront software costs, and hefty ongoing bills for customer support or repairs when things went wrong. Innovators were targeting large-scale enterprises like Coca-Cola, not local mom and pops, so the packages and price points were designed to match.
Whether you end up looking at self-checkout counters, fancy lighting systems, special refrigerated cases, or any of a countless number of options, never forget that these are only tools to help accomplish your main goal. Your store needs to create an environment where customers want to be, where they feel comfortable and appreciated, and where that experience will prompt them to purchase (and hopefully encourage their friends to do the same). Equipment and technology decisions should always be made with your customers in mind.
Now we’re using a lot of recycled materials in this project including some kitchen cabinets that were removed some a kitchen renovation project a few years ago and you know this is something that a lot of homeowners do if you’re real careful about removing the cabinets from a kitchen renovation or a bathroom renovation you can use them in a lot of ways around the house and certainly works good for a workshop like this.
To mark your cut for the bottom angle on the speaker stand legs, lay the board assembly on the plywood template again, and use the plywood edge to scribe the non-angled end of the board assembly. Be sure to consider which wood species (light or dark) you want on the inside and outside of your finished speaker stand legs, and keep that in mind when making your angle cuts.
This is where I started thinking about how I was going to store all of my lumber. I had planned on building a wall rack, similar to what I had used in my single car garage. But I hated using up an entire wall for lumber storage. I also knew from experience that I would easily lay stuff against it and soon be digging lumber and junk out of my way. I decided to use the space under my workbench to store the long boards and I realized that by pulling my bench out from the wall I could slide sheet goods behind it. This created a problem: How do I get it out. The Shop isn't long enough to pull out 8 foot boards from inside and I would probably have to move things around to get to it anyway. So my plan for this came at kind of a sudden epiphany moment, when I decided to cut access doors in the front and build my storage into my workbench area. This has been the single best idea that has come out of my shop. I can't express enough how easy it is for me to get straight to a board i need with no hassles. I just remove the doors and pull out what I need. I can store a surprising amount of lumber in this area. I do have a secondary area for some cutoff sheet goods and a scrap bin next to my table saw in the garage. But this area stores most of my lumber.
Fantastic build and opportunity for you. I really appreciate your humbleness given the great asset you have in the new shop. You flaunt/market what you do and where you do it because that’s the business you’re in, but at the same time you understand what a great tool you have in the shop itself relative to what most folks will ever acquire. Assume that there aren’t any decent tools on craigslist or at garage sales, and keep in mind that I have absolutely no tools, dust collection, shop-vac, clamps, sanding & painting accessories, tables, materials to build my own tables/stands/jigs, or anything else—not even safety gear (you’re such a good buddy that you even let me borrow your extra set of goggles and your earmuffs when I used to come over).
A large table saw just isn't a feasible fit in most small shops. But you should be able to get away with at least a portable table saw. Never mind veteran woodworkers who might look down on these compact tools–they're well-suited for many of the smaller ripping and crosscutting operations you'll need to perform. Some of the more compact table saws, such as this 10-inch Skilsaw, are small enough to be stored in a closet or under a table.
Do you carry items that bring your customers back time and time again? Consider placing these primary and similar secondary product lines toward the back of your store. Or, if your stock is constantly changing and you don’t carry replenishing goods, place your sale items toward the back. That way, customers must pass your new items and promotional displays on their way to check out the deals in back.
Are your table saw accessories where you need them—when you need them? Follow reader D. E. Warner’s advice: Attach pegboard panels to the stand to hold the wandering herd of push sticks, blades, throat plates, wrenches and jigs. I totaly get not wanting to get into the cost part of the shop. We just went through a house renovation, and my stock answer to the ‘how much’ question is either ‘enough’, or ‘enough that was right for us’. There is a quality of life or utility aspect that every person needs to figure out for themselves. And, I would think not having to bounce around from garage to garage anymore has gotta be worth something!
Well, I thought about that I don’t want all that dust to kind of infiltrate everything else in the building. So actually instead of putting in some kind of dust collection system, I thought that I would probably just put a nice shop vac here. And then I have room that I can bring some hose back behind this column and then you know if you’re sitting here working on something we can have adapters that go right into a miter saw or right into a sander or have a little outlet more or less to lay up on the counter that would collect all of the dust. And the same thing could happen on any of the work we do out here.
When leasing a retail space, there is always risks involved. Your goal should be to minimize these as much as possible by considering every angle and asking the right questions. For example, does the landlord intend on erecting scaffolding on the building at any point during the lease? If so, can the rent be reduced to reflect this situation? You will also want to ask to have a clause included allowing you to sublet if necessary, which can be important if you ever find yourself struggling to make payments.
