If you’re not picky about your living situation, this could be all you need to get started. And if you gut it and customize it yourself, the high top offers tons of great storage options that other vans just don’t have.

I know in Missoula the garbage men do not like unbagged dust chips. They sent my friend a warning notice in the mail. Do you pull your drum out to the garbage and let the dust fly or dump it into a bag? My friend has garbage cans with 33 gallon liner which he pulls out of a sealed dust collection box beneath the cyclone… then he uses a hand truck to haul it out to the alley and then puts a fresh can in the box. It seems like a simple dust management method by not handling the dust by either scooping or dumping it out into a bag. I am always trying to think of ways to have less contact with harmful dust particles and I am curious as to how others handle the situation. Have a great weekend!

An exclusive arrangement is one where the tenant works exclusively with one broker for a 3 – 12 month period. During this time, the tenant can’t work with another broker. A commission between the tenant and broker is negotiated, equal to a small portion of the expected tenant broker fee. However, this commission is paid only if there are no tenant broker fees.

As you walk to the back of the store to get milk, you funnel past coffee, cereal, and toilet paper. And the milk is right by the eggs and cheese. Great shop just what you need. You mentioned your lighting was a little thin on the ends of your shop. The best way to lay out rows of lights in an open space like yours is to figure out how many rows you want. Now in your shop six rows would give you a good coverage, so you would divide the length, 60′, by the number of rows, this gives you the space between rows, then divide this in half, this gives you the space from the wall to the first row. For a 60′ room with six rows this would be 10′ between rows and 5′ off the end wall. This will give you consistent light from wall to wall.

Let’s face it, one of the most significant costs of your shop will be its foundation. While you’re at it, what about adding space above your shop? There may be regulations preventing you from building living space above your shop if it is in an urban setting or in an outbuilding, but there may be some flexibility depending on where you live. It is in the municipality’s interests to encourage infill housing that uses existing infrastructure. At a minimum, think about including attic trusses to create some space above your shop for drying lumber or storing equipment. Access could be from simple pull-down attic stairs or from the exterior if you don’t want to lose floor space to a stair or ladder. If you’re creating an addition to your house, you may be able to add a couple of rooms you’ve always wanted, such as a family room, office or in-law suite.
Many DIY campervans have kitchen units that are directly behind the cab, sealing it off from the rest of the van. These layouts offer increased privacy and stealthiness, especially if you completely wall off the cab, and open up some space in the back of the van. This layout can be paired with a lengthwise bed, fixed bed, or convertible dinette bed. You can also place your propane and water connections right by the door, making refill easier.

As with all things related to your store, it’s critical to put your customer at the core of your decision making. At first glance, little things like cold drinks that aren’t quite cold enough, can seem insignificant, but it’s often the little things that hurt the customer experience and can turn a customer off to your business forever.

I have different toolboxes for different jobs around the house. Occasionally I’d grab a tool out of one box and then put it away in another. Eventually all my flat-head screwdrivers would end up in one toolbox. To solve the problem, I now mark the handles of the tools and the corresponding toolbox with a band of colored electrical tape. Now, another thing we’ve recycled that’s kind of unusual, all the wood walls you see here were actually and old backdrop that we used on a show a couple of years ago, perfect for our wood walls we need. Now, to store some of the tools, we have we created this simple little shelf unit out of cedar. And you know it kind of adds some of that warm wood feel to a shop, which I wanted it to look more like this than just plain painted walls.
You can see in this step how I notched each rafter to fit more securely to the walls. I also used a metal hurricane strap to secure each rafter to the wall. Even though this was not required by code, I felt my tools were far to valuable to be left to chance over such an inexpensive solution. The walls are a simple board and batten system. The 1x3 trim covers the joints of the 4x8 OSB. They make much more high quality sheets goods to use as siding. However, the cheapest I found was $35 a sheet and the OSB was about $5 a sheet. I sealed the OSB and painted it with exterior paint. If I run into problems in the future, I can just add a second layer of more durable material or simply have siding installed. It has held up very well over the past couple years and I see no need to spend more money on it now.
When leasing a retail space, there is always risks involved. Your goal should be to minimize these as much as possible by considering every angle and asking the right questions. For example, does the landlord intend on erecting scaffolding on the building at any point during the lease? If so, can the rent be reduced to reflect this situation? You will also want to ask to have a clause included allowing you to sublet if necessary, which can be important if you ever find yourself struggling to make payments.
Assembling parts is easiest when you can work at a comfortable height. But the height of that working surface depends on the size of the project. These ABC boxes, so called because they’re made with sides of three different dimensions, make a variable-height assembly table base. By rotating the boxes or standing them on end, you’ll get three different working heights.
At $300, the saw is expensive, but it is one of the more affordable saws that offer a 12 inch blade and a double bevel. The double bevel allows you to adjust both the angle at which the blade cuts into the wood and the tilt of the blade relative to the workpiece. Having control over both angles allows much easier cuts of trims and moldings. It's one of those features that you won't use with every project - but when you do need it, you'll be glad you have it

Your store needs to create an environment where customers want to be, where they feel comfortable and appreciated, and where that experience will prompt them to purchase (and hopefully encourage their friends to do the same). Equipment and technology decisions should always be made with your customers in mind.
Ultimately, I did this to inspire my son. I want him to look at what I have done as a father and be proud. But I also want him to grow up into a strong man who faces fear in the eyes and doesn’t back down because of a challenge. I want him to say to himself one day, “if my dad built Optimus Prime, then I can do anything I want to do in life.” I want him to succeed in every possible way imaginable, even when I am no longer around to help him through those challenges.

The zoning of your business will often dictate the type of amenities and services you require.
One of the challenges we all face is how to move machines into a home without damaging the home, the machinery, or yourself. I actually had to bring things through the front door, and across hardwood floors, and turn 90° to descend the stairs into the shop. To protect the floors, I laid down sheets of 1/2" MDF that I could use later. On the wooden stairs, I used three strips of softwood strapping, held with wood screws to the stairs. I mounted a 2x4 baton to the wall studs at the top of the stairs, with a 5/16-inch eye-bolt through it.
Have a walk-through yourself and see where the visual cues guide you or get your staff, friends, or family to do the same and give you honest feedback. Don't forget to observe your customers and see what they're drawn to, what they avoid, and how they move, then match that with your intended design. If you keep resilient and keep your eyes and ears open, you'll be sure to create a retail design that's a win-win for both you and your customers.
Make sure to run ground wires wrapped around all lengths of flexible exhaust hose to prevent static build up, which can spark and potentially ignite. I chose the King 1.5 HP dust collector, with a 115 volt motor, so I did not need special wiring for it. A shop vac is a must, as well, used to vacuum out machinery, and to remove dust from furniture prior to finishing. Finally, an air filtration system was installed to clear the air of tiny airborne particles. The King KAC 650 unit I installed does a nice job, has a remote control, and a programmable delay – I usually have the air cleaner run for a timed two hours when I leave the shop.
